About Muhouze Agencies

One partner from bare land to finished building

Building in Kenya usually means juggling an agent, a surveyor, a lawyer and a contractor. We bring those pieces together so you deal with one accountable team.

Our construction team takes projects from drawings and approvals to the handover of keys. On the land side, we list plots only after checking ownership at the registry and confirming the beacons on the ground.

Shown on the ground

Checked before you pay

Surveyor on the team

Why choose us

The checks that protect your money

Most land problems start before the sale: a fake title, a double allocation, a boundary that isn’t where it should be. Our process is built around stopping them.

Verified before we list

We confirm the title and run an official search on every parcel before offering it to a buyer.

Costs written down

Price, fees and payment schedule are itemised in writing, so the total you plan for is the total you pay.

Built for buyers abroad

Video walk-throughs, scanned documents and regular updates for Kenyans in the diaspora.

We stay after the sale

Title follow-up, fencing and resale support when you need them, from the same people.

How buying land with us works

Five steps, each one done in front of you. Nothing moves to the next stage until you’re satisfied with the last.

  1. Tell us what you need

Share your budget, preferred area and plans. We shortlist land or homes that fit, with ownership details for each.

  2. Visit the site

We drive you to the property and walk the boundary with you, beacon to beacon.

  3. Check the papers

You get the title copy, official search and survey map to review with your advocate before committing.

  4. Sign and pay

A written sale agreement sets the price, payment schedule and handover date. Deposits are receipted.

  5. Transfer and handover

We follow the transfer through to the title in your name, and can fence the land straight after.

Questions

What buyers ask us most

If your question isn’t here, the Land guide covers the full buying process, costs and documents.

Every plot we list states its ownership position up front: ready individual title, mother title awaiting subdivision, or leasehold. We share a copy of the title and the official search before you pay anything beyond a booking fee.

Yes. Many of our projects take a deposit followed by monthly instalments over 3 to 12 months. The schedule is written into the sale agreement so you know the exact amount and dates before you sign.

Book a day and we pick you up from an agreed point, drive you to the land and show you the beacons on the ground. Visits run Monday to Saturday and there is no charge for them.

Yes. We run video site walk-throughs, send scanned documents for review by your own advocate, and can work with a family member or a person holding your power of attorney to sign on your behalf.

Yes. Our surveying and fencing services are open to any landowner, whether you need beacons re-established, a subdivision for family, or a perimeter fence on land you already own.

Plan for stamp duty, legal fees, the official search, and registration fees for the transfer. Agricultural land also needs Land Control Board consent. We give you an itemised estimate for your specific plot before you commit.
